Why it matters

Why mortice & nightlatch locks need attention

Your doors are only as secure as the locks on them. These are the most common reasons we’re called out across Birmingham.

Insurance requirements

Most UK insurers expect a BS 3621 five-lever mortice deadlock on final exit timber doors.

Lost, stolen or copied keys

If keys are unaccounted for, change the lock so they can never be used.

New home or tenant change

Previous owners, builders or agents may still hold keys. Take back sole control.

Nightlatch-only doors

A basic nightlatch can be slipped with a card. Pair it with a five-lever deadlock.

Worn & stiff locks

A stiff or grinding key turn is an early warning sign of a worn mechanism.

Moving doors

Timber swells and doors drop, so keeps need adjusting for locks to throw fully.

Stop – don’t force a stiff key

If a mortice or nightlatch key won’t turn smoothly, the cause is usually a worn mechanism, misaligned keep or debris in the lock. Forcing it is the fastest way to snap the key inside. Call 07570 327586

FAQ

Mortice & nightlatch questions

What’s the difference between a mortice lock and a nightlatch?

A mortice lock is set into the edge of the door — a five-lever deadlock is locked and unlocked by key from both sides and is the type insurers usually require. A nightlatch is a rim lock fitted to the inner face of the door that locks automatically when it closes, opening with a key outside and a latch or thumbturn inside. Most secure timber doors use a nightlatch plus a mortice deadlock together.

Does my home insurance require a BS 3621 lock?

Very often, yes. Many UK insurers require a five-lever mortice deadlock or a BS 3621 nightlatch (or both) on final exit doors, and claims can be refused if they’re missing. Check your policy wording — we fit compliant locks and provide an invoice as proof of installation.

Can you change my lock after lost or stolen keys?

Yes. We can replace the cylinder, the full lock or both, so lost or stolen keys can never be used again, and cut you a fresh set of keys on the spot. If keys were stolen with ID or a vehicle, we can also secure the door immediately on arrival.

Can you fit a mortice lock to a door that doesn’t have one?

Yes. We cut a new mortice neatly into solid timber doors, fit the lock and escutcheons, and finish the work cleanly. We’ll advise on the right lock and placement for your door’s thickness and construction.

My nightlatch feels flimsy and can be slipped with a card — can you fix that?

Yes. We upgrade basic nightlatches to BS 3621 deadlocking models that can’t be slipped, and we can add a five-lever mortice deadlock as a second lock for the level of security insurers look for.

How much does it cost, and how quickly can you get to me?

It depends on the lock type and the work required — we diagnose on site and give you a fixed price before starting, with no call-out fee. We’re available 24/7 across Birmingham and surrounding areas, typically within 15–30 minutes for emergencies. Call 07570 327586 for an exact ETA.
